Move-in/Move-out Checklists

We want to make your move as painless as possible. Moving into a new home is certainly exciting, but it does come with plenty of unique challenges.
Our goal is to make certain every one of our tenants feels supported as they make their way through the moving process. Please review the checklists below to get answers to common questions.

Move-In Checklist
- First Month's Rent & Security Deposit: Your first month's rent check, security deposit, and any unpaid fees all need to be paid at the lease signing. We cannot release the keys without these funds.
- Move-in Date & Inspection: Your move-in date and initial inspection will all be scheduled at the lease signing.
- Utilities: Utility accounts for your rental property need to be placed in your name immediately upon signing the lease. Failure to do this could result in temporary outages; if the utility provider interrupts service, you will be responsible for any fees associated with restoring access.
Move-Out Checklist
- Notice of Intent to Vacate: Planning to move out of your rental home? You'll need to give us written notice of your intent to move. Please refer to your lease terms to determine the legal move-out date; remember, you are responsible for paying rent through this date, regardless of whether you vacate before that time.
- Property Condition: Before you hand in your keys, take every possible measure to bring your home back to rent-ready condition.
- Rental Cleaning: Your rental home should be carefully cleaned, with all of your personal belongings removed and trash thrown away. Rooms like kitchens and bathrooms need extra attention; sanitize all hard surfaces, clean appliances, and wipe down cabinets and cupboards.
- Floor Cleaning: Clean the floors throughout your rental home; sweep and mop hard floors and arrange for professional carpet cleaning for other areas.
- Landscaping & Outdoor Areas: If your property has outdoor space where you typically mow the lawn and perform minor landscaping, take care of any of these tasks once more before you move out of your home.
- Repairs: Did damage occur during your stay? It's easy to replace broken glass, patch nail and screw holes, or repaint discolored walls. Doing so will also prevent your security deposit from being docked for repairs.
- Security Deposit: After you move out of your rental property, we will perform a final inspection. If we notice any damage, we will schedule repairs. All costs associated with these repairs will be deducted from the deposit. The remainder will be returned to you.
